notes app that still opens after I stop paying for it

Ive lost access to two note apps now, one shut down and one raised prices past what I was willing to pay. both times the export technically worked but every internal link was broken and the attachments came out in a folder named by hash, so good luck. what I want is notes and todos where the file on my disk is the real thing and sync is the optional part. obsidian is close and I use it every day but the task side is a pile of plugins that break every few months and the mobile app is rough enough that I stopped recommending it to people. im not anti cloud, ill happily pay for sync. I just dont want the app to be a rental agreement on my own writing. if the company dies on a tuesday I should be able to keep working on wednesday without noticing. specifically: local files, a real mobile app, tasks and notes in the same place, and sync I can point at storage I control.
